New-tower handovers along Sarjapur Road turned into finished homes, with builder snagging and society logistics run as part of the job.
The Sarjapur Road corridor, through Bellandur, Kasavanahalli, Harlur, Carmelaram and out towards Dommasandra, is handing over new apartment towers and villa communities at a pace few parts of Bengaluru match. Which means a great many owners are standing in an empty flat at the same time, in the same building, all trying to book the same service lift.
Working here well is half design and half logistics. We schedule around the association’s lift slots and permitted working hours, arrange gate passes and the interior deposit, and time material deliveries so nothing sits in a corridor. In a tower where twenty flats are being fitted out at once, that scheduling is the difference between a date you can rely on and a date that keeps moving.
There is also the builder’s own defect-liability work to account for. New towers come with snags, and it is far cheaper to have leaking windows, uneven flooring, door alignment and electrical faults raised and rectified by the builder before your interiors go in rather than after. We walk the flat and flag them at the survey, not once a wardrobe is standing over the problem.
From there it is a standard turnkey scope: space planning, ceilings and lighting, modular kitchen, wardrobes and storage, feature walls, bathrooms and furniture, on one contract with photographed milestone reporting.
Varthur sits just north of the Sarjapur Road belt, and our delivered turnkey apartment at Brigade Cornerstone Utopia there is close to a like-for-like reference for a new tower on this corridor. The same kind of building, the same bare-shell starting point, the same set of society constraints.
We finished it complete: a framed gold-leaf marble feature wall, a U-shaped handleless kitchen with granite counters and a botanical tile backsplash, a solid-wood breakfast counter under a timber pendant beam, an upholstered headboard and mirror-front wardrobe in the master bedroom, and a compact second bedroom with a wall-mounted study-dresser. The photographs below are ours from that project.
Bare-shell apartments across Bellandur, Kasavanahalli, Harlur, Carmelaram and Dommasandra taken to complete handover on one contract.
We walk the flat at survey and flag builder defects for rectification under defect liability, before your work covers them up.
Service lift slots, gate passes, working hours and delivery timing planned around a building where many flats are being fitted out at once.
Full-house scope for the villa projects along the corridor, including staircases, terraces and outdoor areas.
